Zoning First. Foundation Second. Fixed Price Throughout.

Why Homeowners in Mississauga Choose Us

An addition is decided by the bylaw and the foundation long before it is decided by taste.

  • Zoning Checked Before Design

Setbacks, lot coverage, height and floor space index are read against your address first, so the drawings are of something you can actually build.

  • Engineering and Permits Handled

Structural drawings, the permit application, committee of adjustment where relief is needed, and every inspection along the way.

  • A Price That Does Not Move

Excavation, foundation, framing, tie-ins and finishing priced as one scope, with allowances written down before demolition.

  • 5-Year Workmanship Warranty

In writing and backed by full liability insurance, on structure you will live above for decades.

Home Addition, Priced Before the Work Starts

Every addition starts with the same question, and it is not about layout: how much of it is the bylaw going to allow? Setbacks, lot coverage and height decide the footprint before anyone draws a room.

So we check the zoning first and price after. If the plan needs a minor variance we say so at the start, with the timeline it adds, rather than discovering it after you have paid for drawings.

Mississauga projects tend to be either houses from the 1970s and 80s reaching the age where mechanical systems fail together, or condo suites near Square One where the corporation has as much say as the owner.

  • A design the bylaw will not permit
  • A foundation nobody assessed
  • Heating that was never resized
  • A quote before the survey was read
  • Zoning confirmed before drawings
  • Structure and mechanical designed together
  • Permits, engineering and inspections handled
  • Five-year workmanship warranty

We decided to move forward with a full basement renovation with True Form Construction, and it turned into the best contractor experience we’ve had. After dealing with disorganized teams before, we were nervous, but they immediately made things feel different. Communication was excellent from the beginning, and they kept us updated constantly so we always knew what stage we were in. Any concerns or small changes were handled patiently and without drama. What stood out most was how accommodating everyone was and how much they seemed to genuinely care about getting it right, not just getting it done. The final basement is beautiful, practical, and finished with real attention to detail. We’d gladly recommend them to friends and family.

What really impressed me was how personal the whole experience felt. They didn’t just renovate the kitchen, they paid attention to how I actually use the space day to day. The final design feels tailored to my routine, my habits, and the way I live in the home. It doesn’t feel generic at all. It feels like mine. That level of thoughtfulness made a huge diference.

The craftsmanship from True Form Construction was honestly the standout for me. My new kitchen renovation completely changed the feel of the house and made it the center of everything. The finishes are clean, thoughtful, and built with real care. It’s one of those projects you notice and appreciate every single day. Couldn’t be happier with how it all came together.

We recently hired True Form Construction to renovate our basement, and we couldn’t be happier with the results. The entire project took about three weeks, and from start to finish, their team was professional, responsive, and a pleasure to work with. One of the things we appreciated most was how considerate they were of our family’s situation—we have a baby at home and were living in the house throughout the renovation. They were always mindful of noise, kept the space clean, and made sure to minimize disruption as much as possible. Communication was excellent. They kept us in the loop every step of the way and always consulted us before making decisions. They also coordinated all the different trades involved, which made the process seamless on our end. A big shout-out to Kaine, John, and Steve, who were on site throughout the project. They were friendly, respectful, and clearly take a lot of pride in their work. It was a real pleasure having them around. Overall, the experience was smooth and stress-free. We highly recommend True Form to anyone looking for quality renovation work with a team that genuinely cares.

Eric, John and all the great trades that work under True Form are professionals and take pride in their work. My project was a rescue project after dealing with some unethical electricians and decorators. TureForm was a breath of fresh air, they turn up and do what is discussed and don't haggle and upsell needlessly. The business acumen and thoughtfulness are not one normally describes the construction industry (especially after my earlier dealings on this project) but I believe TureForm have the right balance and come out on top as being skilled trades who deliver great results and more importantly "their word" - something that is normally too often an alien concept in the construction industry. I recommend True Form to be your next construction partner! Great quality, great Price and no BS!

We just finished a big project with True Form Construction & Project Management — our main floor remodel, including the kitchen and living room—and we couldn't be happier! From the planning stage, the team was fantastic, providing valuable advice and suggestions while also listening carefully to all our wishes. Every professional who worked on our project was punctual and precise, and the work was completed right on schedule. There were no hidden costs—we paid exactly what was agreed upon in the contract, which we truly appreciate. A huge thank you for taking such great care of us! Your coordination of all the teams was excellent, and you always responded to our requests with positivity and effective solutions. We absolutely love our new kitchen—the design, the quality of the cabinets, countertops, and backsplash all exceeded our expectations. Special thanks to Eric and Vera for making our dream come true, and to Garou for ensuring all the lights work perfectly. An extra shoutout to John for solving every problem, big and small, with a smile and a great sense of humor. I wish I could remember all the names of the amazing people who worked on our home—painters, floor installers, and everyone involved—thank you for being so professional, positive, and creative. We truly hope to work with you again on our next project!

John’s work is absolutely top of the class. He made everything so easy start, to finish. I would recommend him and the true form team in heart beat. After going through so many different trades in the last few years it was such a relief. Thanks again.

What the Work Involves

Home renovated by True Form Construction

Rear and Side Additions

The usual way a house gains a kitchen, a family room or a main-floor bedroom: out into the yard, on a new foundation, tied into the existing structure and services.

  • Survey, zoning review and permit drawings before anything is committed
  • Excavation, footings and foundation to frost depth, inspected before framing
  • Roof, envelope and mechanical tie-ins detailed so the two halves behave as one house

Second-Storey Additions

Where the lot has no room left, the space goes up. That means proving the existing foundation and walls can carry another floor, and planning to live somewhere else while the roof is off.

We establish what the structure will take before the design goes anywhere, and we say plainly when the honest answer is underpinning or a rebuild.

Garage Conversions and Bump-Outs

Not every addition needs a foundation. A garage brought into the heated envelope, or a modest bump-out for a kitchen or an ensuite, can buy the room you need at a fraction of the cost.

We will tell you which of the three your house actually needs before you commit to the largest one.

How the Work Runs in Mississauga

  1. Consultation and Feasibility

We read the survey, walk the house and check the zoning at your address, then tell you what size of addition is realistic.

  2. Design and Engineering

Floor plans, elevations and 3D views, with a structural engineer sizing the foundation, beams and any underpinning.

  3. Fixed-Price Contract

Excavation through finishing as one itemised price, with allowances, exclusions and a schedule showing which rooms are unusable and when.

  4. Permits and Approvals

The application goes to the City of Mississauga, along with committee of adjustment where the design needs relief from the bylaw.

  5. Build and Walkthrough

Foundation, framing, envelope, mechanical and finishing under one project manager, closing with a deficiency list cleared before sign-off.

Built for Mississauga Homes

Most Mississauga homes are subdivisions built between the 1970s and the 1990s, older homes near the lake and towers around Square One, and what they will carry — and what the lot will allow around them — is what decides the addition.

Get a Quote

What the Existing House Will Take

Cast iron stacks, poly-B supply lines, or a bulkhead hiding the only route the new ductwork could take — and an addition puts new load on all of it.

Footings are exposed and the framing assessed before the structural design is finished, so the engineering is based on the house you have rather than the one the drawings assume.

The Bylaw Decides the Footprint

Lot coverage, side and rear setbacks, height and the space between houses set the outer limit of any addition. Where the design wants more, that is a minor variance — months, not weeks.

We check it at your address before drawing, and we tell you which version of the addition is actually available.

Permits, Engineering, Inspections

An addition needs stamped structural drawings, a permit and inspections at footing, framing, insulation and occupancy. Mississauga takes permit submissions through its ePlans portal, and condo work adds a board approval on top of it.

All of it is ours to file, book and build to.

Additions Across Mississauga

We build additions across Mississauga, from Port Credit, Erin Mills, Streetsville and Clarkson — rear extensions, second storeys and garage conversions on houses that had run out of room.

The first hour of the project is worth more than any other: survey, bylaw, foundation. Everything after that is carpentry.

The city takes permit submissions electronically, which is faster than it once was. Condo approvals still run on the board calendar, and we schedule around that rather than hoping.

What Mississauga Homeowners Ask Us

How much does a home addition cost in Mississauga?

It depends on the footprint, the foundation, whether it goes up or out, and how much of the existing house has to change to meet it. Two quotes for "an addition" are rarely describing the same work, so compare the written scope and the allowances rather than the bottom line.

How long does an addition take?

Four to eight months on site for most, with design, engineering and permits ahead of that. A minor variance adds months of its own, which is why the zoning check comes first.

Do I need a permit and a variance?

A permit always. A variance only when the design exceeds what the bylaw allows on your lot. Mississauga takes permit submissions through its ePlans portal, and condo work adds a board approval on top of it. We confirm both against your address before you spend on drawings.

Can we live in the house during the work?

For a rear or side addition, usually yes, with the opening sealed off until the new structure is closed in. For a second storey the roof comes off, so plan to move out for that stage — we will say so at the start rather than halfway through.

Will the addition look like it was always there?

That is a detailing question: rooflines, window proportions, brick or siding match, and how the floor levels meet. It is decided at design stage, and it is the difference between an addition and an extension that looks bolted on.

Do you work outside Mississauga?

Yes. We build additions across the GTA, including Oakville, Brampton and Etobicoke, with the same fixed-price contract and the same five-year workmanship warranty.
