Designed to Your Number
Costing happens while the design is drawn, so the plan you approve is one that can be built for your budget, not a drawing that needs cutting down later.
One Team From First Sketch to Final Inspection.
Design, drawings, permits and construction for your Burlington home under one contract and one project manager, priced together before demolition starts.
Juggling an architect, a separate general contractor and trades who never talk to each other is where Burlington projects lose time and money. Design-build puts all of it under one contract.

Burlington Homes We Designed and Built

Design-build means one company is responsible for both the design and the construction of your project, under one contract. In Burlington that matters because setbacks, lot coverage, grading and, near the creeks and the escarpment, conservation review all shape what the design can be. The people who draw it should be the ones who have to build it.
We price the design, not just the drawings. Quantity takeoffs and cost estimates are done during design, value engineering happens before you fall in love with a detail you cannot afford, and the unknowns go into the contract as allowances with numbers attached.
A kitchen in Burlington is not just cabinets and tile. It is traffic flow on a busy weekday, storage that works and lighting that does not feel like a basement. We plan layout first, then materials, then execution.
Both routes can produce a good house. In Burlington the difference usually shows up at the permit desk and once the walls are open.

The whole house reworked in one sequence: layout, structure, mechanical, building envelope and finishes, designed together so the rooms work with each other.

Second-storey extensions, bump-outs, sunrooms and in-law suites, designed and engineered inside the same contract. Structure, roofline tie-ins, snow load and HVAC sizing are planned before the permit set is drawn.
Zoning comes first, so we check setbacks and lot coverage before you pay for detailed drawings.

For a new build we run site evaluation, survey and grading, architectural design, engineering coordination, permits and construction from concept to occupancy.
Where a lot sits in a regulated area, grading, drainage and stormwater drawings are part of the design from the start rather than a surprise at review.
We walk the house, measure, talk goals and constraints, and flag technical risks early: structure, moisture, ventilation and electrical capacity.
Design development into construction documents, coordinated with structural and mechanical engineering, and the permit application to the City of Burlington.
An itemised price with clear allowances, defined inclusions and exclusions, and a written change-order process, signed before demolition.
A milestone schedule built around long-lead items like windows and cabinetry, with dust control, site protection and inspections booked as the work reaches them.
A detailed walkthrough, a deficiency list closed out fast, and a closeout package with inspection records, manuals and warranty information.
Older houses in Aldershot and Roseland, newer subdivisions in Millcroft and Alton Village, and lots near creeks and the escarpment each bring their own constraints into the design.
Setbacks, lot coverage, building height and grading decide the box you can build in. Near the creeks, the escarpment and the lake, Conservation Halton review can apply as well.
We check the address before committing to dates, so you do not discover a constraint after paying for detailed drawings.
Clay-heavy soil moves with moisture. That affects footing design, slab details, perimeter drains and sump planning, especially on additions and basement work.
We start with grading and downspout routing, recommend a survey or soils report where the risk calls for it, and fix the water path before finishing anything.
A simple-looking wall can carry more than expected, and previous DIY work often means notched joists or missing point-load support in the basement.
An engineer sizes the beam, posts and footings, and a sensible allowance is in the budget before we open anything.

Architectural design, space planning and interior design, engineering, zoning review and permits, and construction management under one contract and one project lead. Structural and mechanical engineers are licensed consultants we manage and coordinate, so you are not chasing them yourself.
We run a feasibility check and zoning review first, using your lot details: setbacks, height, lot coverage and easements. We usually recommend a boundary or topographic survey. If something does not comply, you decide early whether to redesign or pursue a minor variance through the Committee of Adjustment.
Usually a building permit, and sometimes a minor variance. Properties near creeks, the escarpment or the shoreline can need conservation authority review. We build the schedule around the approvals the address actually requires.
Most projects are fixed price once scope, drawings and specifications are clear. Allowances are used only where a selection is not final, a contingency covers renovation unknowns in older homes, and every change is documented, priced and approved before the work happens.
Often yes, in stages, with the work area sealed off with dust barriers, floors protected and a working kitchen or bathroom kept for as long as the sequence allows. For a full main-floor gut it is usually cheaper and faster to move out for that phase, and we will say so early.
It comes to you as a written change order with a price, before the work happens. That is the point of allowances: the surprise costs what it costs, but it never arrives as an invoice you did not agree to.
We carry full liability insurance and meet WSIB requirements. Our work is covered by a 5-year workmanship warranty in writing; manufacturer warranties on windows, roofing and equipment are handed over separately at closeout.
Yes. We work across the GTA, including Oakville, Milton, Hamilton and Mississauga, with the same fixed-price contract and the same five-year workmanship warranty.
If you are ready to get to know us better, we will be happy to provide you with our high-quality design build services around the Greater Toronto Area.
Design, cost, timeline and scope defined together before anything is torn out. No moving targets, no surprise invoices.
