Designed to Your Number
Estimating starts during schematic design, so allowances, specifications and line items are on the table before anyone swings a hammer.
Design to Permit to Build, Under One Contract.
One team to design, price, permit and build your Caledon project, planned for bigger lots, septic and well questions, conservation review and real winters.
When the same team owns the design and the build, the drawings reflect real pricing, real site conditions and real Ontario Building Code requirements.

Caledon Homes We Designed and Built

Caledon homes are not cookie-cutter, and neither are the rules. A kitchen renovation in Bolton has different constraints from a whole-home renovation on a rural lot: setbacks, grading, tree preservation, septic approvals, driveway entrances and sometimes conservation authority review.
We handle the full scope: architectural design, interior design, permit drawings and construction. You get a buildable plan, a tight estimate and crews that show up. The design is priced as it develops, so the plan you approve is one you can afford.
Caledon projects reward planning and punish guessing. Design-build keeps the site, the budget and the drawings in agreement from the first visit.
Both routes can produce a good home. On a Caledon property the difference shows up in site conditions, rural approvals and winter scheduling.

Additions, main-floor rebuilds and whole-home renovations designed around how you live, with structure, roofing tie-ins, insulation and building envelope continuity planned so the new work does not leak or ice-dam.

For a new build we coordinate surveys, grading and stormwater plans, arborist reports and tree preservation, septic design and entrance permits alongside the architectural drawings.
Excavation, drainage and site logistics are planned as part of the build, because rural sites need them in ways a city lot does not.

Basement finishing, underpinning or benching where height is needed, and second units with fire separation, egress and ventilation designed for compliance from day one.
Waterproofing, weeping tile and sump planning are treated as the first line of defence, because they are.
We walk the house, the lot and the constraints, and talk goals, budget range and timeline. Structure, moisture, septic and well issues are flagged early.
Schematic design into construction documents, with the consultant work the property needs: structural engineering, surveys, arborist report, grading and stormwater, septic design.
An itemised price with allowances, specifications and a written change-order process, signed before demolition.
Building permit submission to the Town of Caledon and the back-and-forth with reviewers, plus conservation and entrance approvals where the property needs them.
One project manager from excavation to finishing, winter work planned around the season, and a punch list cleared before handover.
From Bolton to larger rural lots across the town, Caledon projects bring site, water and regulatory questions that have to be answered before the design is final.
Adding bedrooms or a second unit can depend on septic capacity, and well yield matters for bigger households. We review existing records and plan percolation testing where septic design is needed.
If the findings change the design, they change it at the start, not after the drawings are paid for.
Parts of Caledon sit in areas regulated by Credit Valley Conservation or TRCA, and within the Niagara Escarpment and Oak Ridges Moraine planning areas. That can affect where you build and which studies are required.
We check the property early and build the required studies and timelines into the plan.
Clay soils, seasonal moisture movement and a higher water table on some sites affect footings, waterproofing, weeping tile and slab design.
We plan drainage and grading with the foundation, and schedule exterior work around a winter that does not wait for anyone.

With design-build you have one contract, one project manager and one accountable team for design, permit drawings, budgeting, scheduling and construction. The design is checked against real costs and site conditions as it develops, instead of being priced after it is finished.
Usually fixed price once the scope is properly defined. For very old homes or rural properties where hidden conditions are likely, cost-plus with a cap can make sense, and we will tell you upfront which model fits and why.
Almost always a building permit, often plumbing and HVAC permits, and electrical through the ESA. Rural properties can also need septic approval and an entrance or driveway permit, and regulated areas can need conservation authority approval.
Being near a watercourse, slope or regulated area can affect setbacks, required studies and construction methods. We confirm it early and plan the topographic survey, grading, stormwater and tree preservation work into the schedule.
We review existing records, check whether the septic system can support added bedrooms, arrange percolation testing where a new septic design is required, and consider well yield and water quality where the scope calls for it.
Often yes, in stages, with the work area sealed off with dust barriers, floors protected and a working kitchen or bathroom kept for as long as the sequence allows. For a full main-floor gut it is usually cheaper and faster to move out for that phase, and we will say so early.
We carry full liability insurance and meet WSIB requirements. Our work is covered by a 5-year workmanship warranty in writing; manufacturer warranties on windows, roofing and equipment are handed over separately at closeout.
Bolton and the rest of Caledon, and across the GTA, including Brampton, Mississauga and Vaughan. If you are unsure whether your address fits, ask and we will tell you straight.
If you are ready to get to know us better, we will be happy to provide you with our high-quality design build services around the Greater Toronto Area.
Design, cost, timeline and scope defined together before anything is torn out. No moving targets, no surprise invoices.
