Why Mississauga Homeowners Choose Design-Build

Mississauga projects have a lot of moving parts: City of Mississauga permits, zoning by-law limits, utility locates and trades booked out for weeks. Design-build gives you one point of accountability for all of it.

  • Designed to Your Number

Constructability reviews and value engineering happen during design, so the budget is not shredded by change orders once the walls are open.

  • One Contract, One Schedule

Critical-path items are handled early and trades are booked with real dates, so you get milestones you can track instead of vague promises.

  • Permits Without the Runaround

We know what City of Mississauga plan examiners look for, which is how we avoid resubmission loops and inspection failures.

  • 5-Year Workmanship Warranty

Workmanship covered for five years in writing, backed by full liability insurance and WSIB compliance.

Dialing In Your Mississauga Project Before Anyone Swings a Hammer

A good build in Mississauga is not pick a style and hope. It is layout, structure, mechanical, budget and permits all lined up before demolition starts. That is what our design-build process is built for.

We design around real life: kids, pets, tenants, business hours, parking, neighbours and the inspection schedule. The team that designs thinks like builders, and the team that builds works from drawings it helped shape.

Tight side yards, garage conversions, load-bearing walls and mechanical reroutes are common Mississauga problems. We handle them at design stage, not on site.

  • Separate contracts, no single owner of the result
  • Drawings finished before anyone prices them
  • Paying to redesign when bids come in high
  • Arguments over whose drawing caused the change order
  • One contract for design, permits and construction
  • Design priced while it is being drawn
  • Fixed price with written allowances
  • One project manager from sketch to sign-off

We decided to move forward with a full basement renovation with True Form Construction, and it turned into the best contractor experience we’ve had. After dealing with disorganized teams before, we were nervous, but they immediately made things feel different. Communication was excellent from the beginning, and they kept us updated constantly so we always knew what stage we were in. Any concerns or small changes were handled patiently and without drama. What stood out most was how accommodating everyone was and how much they seemed to genuinely care about getting it right, not just getting it done. The final basement is beautiful, practical, and finished with real attention to detail. We’d gladly recommend them to friends and family.

What really impressed me was how personal the whole experience felt. They didn’t just renovate the kitchen, they paid attention to how I actually use the space day to day. The final design feels tailored to my routine, my habits, and the way I live in the home. It doesn’t feel generic at all. It feels like mine. That level of thoughtfulness made a huge diference.

The craftsmanship from True Form Construction was honestly the standout for me. My new kitchen renovation completely changed the feel of the house and made it the center of everything. The finishes are clean, thoughtful, and built with real care. It’s one of those projects you notice and appreciate every single day. Couldn’t be happier with how it all came together.

We recently hired True Form Construction to renovate our basement, and we couldn’t be happier with the results. The entire project took about three weeks, and from start to finish, their team was professional, responsive, and a pleasure to work with. One of the things we appreciated most was how considerate they were of our family’s situation—we have a baby at home and were living in the house throughout the renovation. They were always mindful of noise, kept the space clean, and made sure to minimize disruption as much as possible. Communication was excellent. They kept us in the loop every step of the way and always consulted us before making decisions. They also coordinated all the different trades involved, which made the process seamless on our end. A big shout-out to Kaine, John, and Steve, who were on site throughout the project. They were friendly, respectful, and clearly take a lot of pride in their work. It was a real pleasure having them around. Overall, the experience was smooth and stress-free. We highly recommend True Form to anyone looking for quality renovation work with a team that genuinely cares.

Eric, John and all the great trades that work under True Form are professionals and take pride in their work. My project was a rescue project after dealing with some unethical electricians and decorators. TureForm was a breath of fresh air, they turn up and do what is discussed and don't haggle and upsell needlessly. The business acumen and thoughtfulness are not one normally describes the construction industry (especially after my earlier dealings on this project) but I believe TureForm have the right balance and come out on top as being skilled trades who deliver great results and more importantly "their word" - something that is normally too often an alien concept in the construction industry. I recommend True Form to be your next construction partner! Great quality, great Price and no BS!

We just finished a big project with True Form Construction & Project Management — our main floor remodel, including the kitchen and living room—and we couldn't be happier! From the planning stage, the team was fantastic, providing valuable advice and suggestions while also listening carefully to all our wishes. Every professional who worked on our project was punctual and precise, and the work was completed right on schedule. There were no hidden costs—we paid exactly what was agreed upon in the contract, which we truly appreciate. A huge thank you for taking such great care of us! Your coordination of all the teams was excellent, and you always responded to our requests with positivity and effective solutions. We absolutely love our new kitchen—the design, the quality of the cabinets, countertops, and backsplash all exceeded our expectations. Special thanks to Eric and Vera for making our dream come true, and to Garou for ensuring all the lights work perfectly. An extra shoutout to John for solving every problem, big and small, with a smile and a great sense of humor. I wish I could remember all the names of the amazing people who worked on our home—painters, floor installers, and everyone involved—thank you for being so professional, positive, and creative. We truly hope to work with you again on our next project!

John’s work is absolutely top of the class. He made everything so easy start, to finish. I would recommend him and the true form team in heart beat. After going through so many different trades in the last few years it was such a relief. Thanks again.

Design-Build vs Hiring an Architect and a General Contractor

Tendering drawings often looks cheaper until the bids come back and you are choosing between cutting the design or paying for surprise upgrades.

The Safe Choice

TRUE FORM CONSTRUCTION

  • One Contract

Design, permits and construction with one company. One party answers for the drawings and for the build.

  • Budget Built Into the Design

The design is priced as it develops, so the plan you approve is a plan you can afford.

  • Fixed Price, Written Allowances

Scope, allowances and exclusions in writing. Changes approved by you before any work happens.

  • Permits Handled End to End

We prepare the permit set for the City of Mississauga, respond to the plan examiner and book the inspections.

  • 5-Year Workmanship Warranty

In a document you keep, across every room we touched.

Typical Contractor

  • Two or More Contracts

The designer answers for the drawings, the builder for the work. Gaps between them become your problem.

  • Price After the Drawings

Drawings are finished, then tendered. If bids come in high, you pay to redesign or cut scope.

  • Estimate or Cost-Plus

A number that grows as materials are ordered and change orders arrive.

  • You Sit in the Middle

Plan examiner comments go back and forth between your designer and your contractor, through you.

  • Warranty Varies

Often one or two years on workmanship, and design errors fall outside the builder's warranty.

Why Choose True Form Construction

One seamless process with a single design-build team managing your project start to finish.

Design-Build Projects We Take On in Mississauga

Home renovated by True Form Construction

Whole-Home Renovations and Open-Concept Conversions

Main floors reworked with the structure planned properly: a structural engineer designs the beam and post plan, and point loads are carried down to footings that can take them.

  • LVL or steel chosen for span, load and headroom
  • Ductwork constraints planned before framing
  • Finishes and selections locked early to protect the schedule

Additions, Garage Conversions and Rebuilds

Additions and rebuilds designed within Mississauga’s zoning limits on setbacks, lot coverage, height and garage and front-yard rules. Where a minor variance is needed, the Committee of Adjustment application is part of our scope.

Home renovated by True Form Construction

Basements, Second Units and Commercial Fit-Outs

Basement lowering with underpinning or bench footings where needed, second units designed for code, and office, clinic and retail fit-outs with occupancy, fire code and barrier-free requirements coordinated through to the final occupancy permit.

How Our Design-Build Process Works in Mississauga

  1. Consultation and Feasibility

We walk the property, listen to what is not working, and check zoning, structure and site constraints before anyone draws a line.

  2. Design, 3D and Budget

Architectural drawings and 3D views, priced as they develop, with engineering and mechanical design coordinated before framing.

  3. Fixed-Price Contract

A line-by-line proposal with allowances, exclusions, contingencies and change-order rules, so quotes can be compared apples to apples.

  4. Permits and Approvals

Building permit through the City of Mississauga, Committee of Adjustment where a variance is needed, and conservation or tree permits where the lot requires them.

  5. Build, Inspections and Handover

Dust containment and site logistics for occupied homes, inspections booked as the work reaches them, and a documented deficiency process at the end.

Why Design-Build Suits Mississauga Homes

Post-war bungalows and backsplits, newer subdivisions and live-work properties all need the plan, the price and the permits worked out together.

Checks That Save Money Later

A sewer scope in older homes, asbestos testing before demolition, and a geotechnical report where major structural or foundation work is planned, especially on clay with drainage concerns.

They are boring checks, and they are the ones that keep the budget intact.

Zoning Is the First Hidden Wall

Setbacks, lot coverage, height and garage and front-yard rules decide what an addition or rebuild can be in an established neighbourhood.

We check them at feasibility, and near valleys and creeks we confirm whether Credit Valley Conservation or TRCA review applies.

Occupied Homes and Businesses

If you are staying in the house or running a business from it, we plan dust containment, access, temporary kitchens or bathrooms and work sequencing so you are not trapped in chaos.

Loud work is scheduled within the noise by-law and communicated ahead of time.

How to Compare Design-Build Quotes in Mississauga

You cannot compare quotes unless every firm is pricing the same basket of work. Ask each one to price against the same drawings and spell out the same items.

  • A line-by-line scope of work tied to architectural and construction drawings
  • Allowances for cabinetry, tile, fixtures, lighting and flooring with real numbers
  • Exclusions written out, not implied
  • Contingency and how it is released
  • The change-order process, including what counts as a change
  • Permits, engineering and who files the application
  • Liability insurance, WSIB compliance and the workmanship warranty

Questions Mississauga Homeowners Ask About Design-Build

What is the practical difference between design-build and a separate architect and contractor?

With design-build you have one contract, one project manager and one accountable team for design, engineering and construction. The design is priced as it develops, so there is no paying to redesign drawings that came in over budget, and no finger-pointing over whose drawing was wrong.

What permits might a Mississauga addition need?

Most additions need a building permit through the City of Mississauga. Depending on the lot and design, you might also need a minor variance through the Committee of Adjustment, a conservation authority permit near regulated valleys and creeks, or a tree permit where protected trees are affected.

When is underpinning or bench footing needed for basement lowering?

It depends on the existing footing depth, soil conditions and how much headroom you want. Deeper lowering usually means underpinning or bench footings, with shoring, excavation sequencing and dewatering planned to protect neighbouring homes.

How do you structure the contract?

Stipulated price when scope and selections are locked, cost-plus with tight reporting when there are real unknowns, or a guaranteed maximum price as a middle ground. Whatever the model, changes are written, priced and approved before the work happens.

Do you do commercial design-build in Mississauga?

Yes. Office, clinic and retail fit-outs, with occupancy classification, Ontario Fire Code, barrier-free requirements and the final occupancy permit coordinated as part of the project.

Can we live in the house during the work?

Often yes, in stages, with the work area sealed off with dust barriers, floors protected and a working kitchen or bathroom kept for as long as the sequence allows. For a full main-floor gut it is usually cheaper and faster to move out for that phase, and we will say so early.

Are you insured, and what warranty do you give?

We carry full liability insurance and meet WSIB requirements. Our work is covered by a 5-year workmanship warranty in writing; manufacturer warranties on windows, roofing and equipment are handed over separately at closeout.

Do you work outside Mississauga?

Yes. We work across the GTA, including Oakville, Brampton, Etobicoke and Toronto, with the same fixed-price contract and five-year workmanship warranty.
