The Gold Standard in Open Concept Renovations

For over 15 years True Form has been the trusted choice for GTA homeowners who want the walls gone and the structure right.

Designers, carpenters and a project lead who stay with your project from the first walkthrough to handover. No rotating sub-trades answering to nobody.

A certified structural engineer assesses every load-bearing wall before demolition, and specifies the beam or LVL header that replaces it.

  • 5-Year Workmanship Warranty

In writing, backed by full liability insurance and WSIB coverage, on structure that now holds up your second floor.

Tailoring Your Home to Perfection

An open concept renovation is not furniture and finishes. It changes how light reaches the middle of the house, how far you can see from the kitchen, and how a family occupies a floor. Most GTA homes were drawn when kitchens were meant to be closed, and undoing that is a structural decision before it is a design one.

We work the bigger picture: which walls carry load, what replaces them, and how the rooms behind them start working as one. The constriction goes, the sightlines open, and the floor reads as a single space rather than four small ones.

  • Disconnected teams
  • A beam sized on site
  • Unexpected costs and delays
  • Inconsistent quality
  • One integrated team
  • Engineer-approved wall removal
  • On-time, on-budget
  • Guaranteed craftsmanship

We decided to move forward with a full basement renovation with True Form Construction, and it turned into the best contractor experience we’ve had. After dealing with disorganized teams before, we were nervous, but they immediately made things feel different. Communication was excellent from the beginning, and they kept us updated constantly so we always knew what stage we were in. Any concerns or small changes were handled patiently and without drama. What stood out most was how accommodating everyone was and how much they seemed to genuinely care about getting it right, not just getting it done. The final basement is beautiful, practical, and finished with real attention to detail. We’d gladly recommend them to friends and family.

What really impressed me was how personal the whole experience felt. They didn’t just renovate the kitchen, they paid attention to how I actually use the space day to day. The final design feels tailored to my routine, my habits, and the way I live in the home. It doesn’t feel generic at all. It feels like mine. That level of thoughtfulness made a huge diference.

The craftsmanship from True Form Construction was honestly the standout for me. My new kitchen renovation completely changed the feel of the house and made it the center of everything. The finishes are clean, thoughtful, and built with real care. It’s one of those projects you notice and appreciate every single day. Couldn’t be happier with how it all came together.

We recently hired True Form Construction to renovate our basement, and we couldn’t be happier with the results. The entire project took about three weeks, and from start to finish, their team was professional, responsive, and a pleasure to work with. One of the things we appreciated most was how considerate they were of our family’s situation—we have a baby at home and were living in the house throughout the renovation. They were always mindful of noise, kept the space clean, and made sure to minimize disruption as much as possible. Communication was excellent. They kept us in the loop every step of the way and always consulted us before making decisions. They also coordinated all the different trades involved, which made the process seamless on our end. A big shout-out to Kaine, John, and Steve, who were on site throughout the project. They were friendly, respectful, and clearly take a lot of pride in their work. It was a real pleasure having them around. Overall, the experience was smooth and stress-free. We highly recommend True Form to anyone looking for quality renovation work with a team that genuinely cares.

Eric, John and all the great trades that work under True Form are professionals and take pride in their work. My project was a rescue project after dealing with some unethical electricians and decorators. TureForm was a breath of fresh air, they turn up and do what is discussed and don't haggle and upsell needlessly. The business acumen and thoughtfulness are not one normally describes the construction industry (especially after my earlier dealings on this project) but I believe TureForm have the right balance and come out on top as being skilled trades who deliver great results and more importantly "their word" - something that is normally too often an alien concept in the construction industry. I recommend True Form to be your next construction partner! Great quality, great Price and no BS!

We just finished a big project with True Form Construction & Project Management — our main floor remodel, including the kitchen and living room—and we couldn't be happier! From the planning stage, the team was fantastic, providing valuable advice and suggestions while also listening carefully to all our wishes. Every professional who worked on our project was punctual and precise, and the work was completed right on schedule. There were no hidden costs—we paid exactly what was agreed upon in the contract, which we truly appreciate. A huge thank you for taking such great care of us! Your coordination of all the teams was excellent, and you always responded to our requests with positivity and effective solutions. We absolutely love our new kitchen—the design, the quality of the cabinets, countertops, and backsplash all exceeded our expectations. Special thanks to Eric and Vera for making our dream come true, and to Garou for ensuring all the lights work perfectly. An extra shoutout to John for solving every problem, big and small, with a smile and a great sense of humor. I wish I could remember all the names of the amazing people who worked on our home—painters, floor installers, and everyone involved—thank you for being so professional, positive, and creative. We truly hope to work with you again on our next project!

John’s work is absolutely top of the class. He made everything so easy start, to finish. I would recommend him and the true form team in heart beat. After going through so many different trades in the last few years it was such a relief. Thanks again.

What You Sign Before a Wall Comes Down

The difference between a fixed-price contract and an estimate shows up the morning the ceiling is open and the beam turns out to be bigger than somebody assumed.

The Safe Choice

TRUE FORM CONSTRUCTION

  • Engineer Before Demolition

A certified structural engineer assesses the wall and specifies the beam, and that drawing is in the contract before anything is opened.

  • Fixed-Price Contract

Demolition through final clean as one itemised price, with allowances and exclusions in writing.

  • Permits Handled In-House

The application, the engineer drawings and every inspection through to sign-off, filed and chased by us.

  • 5-Year Warranty

Workmanship covered for five years in a document you keep.

Typical Contractor

  • Beam Sized on Site

A judgement call made the day of demolition, with no drawing behind it and no inspector willing to pass it.

  • Estimate Only

A number on a page that grows once the wall is open.

  • Homeowner Pulls the Permit

"You file it." The delay, and the liability, become yours.

  • 1 Year Limited

Cover that expires about the time a ceiling line starts to tell you something moved.

Let Us Open Up Your Home, Together

We meet you in the space, take stock of what the structure allows and map it out on site. The consultation costs nothing; the answer on what that wall is doing is worth having either way.

What an Open Concept Renovation Actually Involves

Home renovated by True Form Construction

Load-Bearing Wall Removal, Done Right

Opening a floor takes more than visual planning. Every wall is assessed by a certified structural engineer before demolition: what it carries, how the framing above is behaving, and what has to replace it.

  • Load transfer solved: engineered beams, posts or flush-mounted LVL headers sized to your span and ceiling height.
  • Exposed or concealed: the beam is detailed either to be seen or to disappear into a flat ceiling line, decided at design stage rather than on site.

Unifying the Kitchen and Living Room

The kitchen stops being a work zone and becomes the middle of the house. Sightlines, movement and conversation carry across what used to be two rooms.

  • Islands that face the room: prep space positioned so whoever is cooking is still in the conversation.
  • Zones without partitions: lighting, ceiling planes and flooring changes define areas that no longer need a wall to separate them.

Custom Floor Plans and 3D Renderings

Layouts are drawn around how your household actually uses the floor, not around a plan that worked somewhere else. You see the result before demolition starts.

  • High-resolution 3D views: walk the finished space from every angle, with real light on real surfaces.
  • Any scale: one partition removed, or a full-gut rebuild of the whole main floor.

Electrical and Plumbing Brought Up to Date

An open wall is the cheapest moment in the project to fix what is behind it. Ontario Building Code and the Ontario Electrical Safety Code both require updates once alterations reach a certain scope.

  • Power that keeps up: dedicated island circuits, under-cabinet lighting, Cat6 runs and 200-amp service where the panel is at its limit.
  • Plumbing repositioned: sinks moved to islands and waste lines rerouted while the walls are still open.

Energy-Efficient Systems Across One Space

One large room heats and cools differently from four small ones, so the mechanical design changes with the layout rather than after it.

  • Zoned HVAC: variable-speed equipment matched to the airflow an open floor actually has.
  • Light and glazing: LED schemes and insulated windows that keep an open floor even-tempered through a GTA winter.

Project Timeline and Process

  1. Consultation

We visit your home, listen, and assess what is possible from the structure, the light and the existing layout.

  2. Planning and Design

In-house designers develop floorplan concepts and 3D views around how you actually use the floor, whether that is entertaining, cooking or quiet evenings.

  3. Permits and Pre-Construction

Engineer-approved load-bearing wall drawings and the permit application are filed by us. Materials are sourced, the schedule is fixed and the trades are booked.

  4. Construction and Finishing

Phased work with dust control and a tidy site: new beams, mechanical reroutes, recessed lighting and flooring, closing with inspections cleared.

Every Kind of GTA House

Midtown semis, post-war bungalows in Scarborough and North York, downtown condos, Etobicoke side-splits. Each carries load differently and each municipality reads the bylaw its own way. We have opened floors in all of them.

Wall Removal Is the Specialism

Open concept work is technical before it is decorative, especially where a wall carries a second storey or the rooms meet at different levels. Our structural engineers and carpenters do this specific job, not it plus everything else.

The Filing Is Our Problem

Permits, engineer drawings, trade coordination and inspection bookings are handled in-house. Nothing waits on a sub-trade to remember a submission, and you are never the one chasing the city.

Wide view of an open concept renovation

Open Concept Renovation Across the Greater Toronto Area

We open up main floors across the GTA, from midtown semis and Leslieville row houses to Etobicoke side-splits, North York bungalows and downtown condos. Every one of them carries load differently, and every municipality reads its bylaw its own way, so the assessment comes before the drawing and the drawing comes before the price.

Modern Interior Design Appeal

Fewer interior walls create uninterrupted sightlines, which highlight the architecture rather than hide it. Clean lines and continuous flooring give a main floor a deliberate look that survives changes in taste.

Improved Natural Light

With the partitions gone, morning light crosses the whole kitchen and living area instead of stopping at a wall. Paired with better glazing, an open floor needs less artificial light without pushing up heating and cooling.

Space That Works Harder

Visual continuity makes a house feel larger without adding square footage. One room accommodates several activities at once, and furniture is no longer dictated by where the partitions were. We work across Toronto, Scarborough, North York, Etobicoke, Thornhill, Vaughan and Markham on the same fixed-price contract and the same five-year workmanship warranty.

Questions About Open Concept Renovations in the GTA

How do I know whether my wall is load-bearing?

You do not, reliably, until an engineer looks. Direction of the joists above, what sits over it on the second floor and whether the basement has a beam or a post under it are the usual tells, and all three can mislead. We bring a structural engineer to the assessment, because the answer decides both the design and the price.

Do I need a permit to remove a wall?

For a load-bearing wall, always: the application needs engineer-stamped drawings, and the framing is inspected before it is closed up. A genuinely non-structural partition may not need one, but that determination is itself made from the drawings. We prepare the application, file it and carry the inspections.

What does an open concept renovation cost in the GTA?

It moves with the span of the wall, what it carries, whether the beam is exposed or hidden in the ceiling, and how much of the mechanical and electrical has to move with it. A single partition between a kitchen and a dining room, and a full-gut main floor with a flush LVL header, are nowhere near one price, which is why we quote after the assessment rather than before it.

How long does the work take?

Four to ten weeks on site for most main-floor projects, with design, engineering and the permit ahead of that. The permit is the item nobody plans for, so we file it while the finishes are still being chosen.

Can we live in the house during the renovation?

Usually yes, with the work zone hoarded and dust control running, though the kitchen is out of use for part of it and there are days when temporary shoring holds the floor above. We plan that into the schedule and tell you the dates in advance rather than the morning of.

Does an open concept layout add value?

Buyers in this market consistently prefer it, and listings lead with it, which shows up as more viewings rather than a guaranteed number. What is certain is that a floor opened without an engineer, a permit and a sign-off is a problem at closing, not an asset.
